Central Portugal · Between Leiria and Coimbra

A place of your own in Central Portugal.

We help international clients find, buy, build and restore homes and land in the quiet interior between Leiria and Coimbra — and we take care of the complexity, locally, from the first visit to the keys.

Not an estate agency. A local partner for people who want to create something lasting in Portugal — a second home, a place to retire, a restored farmhouse, or land with a future.

Our approach

It began with a home of our own.

Massif Living grew out of a family project: a quiet house on a hillside at Lomba da Rosa, in the countryside between Coimbra and Leiria. We wanted a place away from the pace of city life — private, beautiful and rooted in its landscape.

As we built it, friends from Belgium, France, Luxembourg, Germany and the Netherlands began asking whether we could help them do the same. They loved the region. The land registries, the planning rules and the search for builders they could trust, rather less.

That is what we do now. We know the villages, the land, the people and the process. We speak your language — Portuguese, English and French — and we stay with you at every step.

01

Discretion

We work with a small number of clients at a time — privately, and without pressure.

02

One point of contact

You deal with us. We coordinate the lawyers, architects, surveyors and builders on the ground.

03

Long-term thinking

We advise as if the property were our own: the place, the project, and the value it will hold.

What we do

Four ways we work with you.

Some clients arrive with a precise brief; others with little more than a feeling for a place. Wherever you begin, we shape our work around your project.

01

Find

We identify the right area and the right property — including many that never reach the open market — and assess each one properly before you commit.

  • Region and location guidance
  • Land and property search, on and off market
  • Due diligence: registry, boundaries, planning potential
  • Negotiation and purchase coordination
02

Build & Restore

From a stone farmhouse brought back to life to a new home designed for its site, we manage the project with architects and builders we know and trust.

  • Restoration of traditional houses
  • Bespoke new homes
  • Planning and licensing
  • Project oversight while you are away
03

Settle

For those making Portugal home, or spending part of the year here, we take care of the practicalities.

  • Coordination with lawyers, notaries and accountants
  • Tax number, banking and administrative set-up
  • Utilities, insurance and local services
  • Ongoing care of your property
04

Invest & Develop

For land investment and small-scale projects, including nature-based hospitality, we advise on sites, feasibility and delivery.

  • Land acquisition
  • Feasibility and planning assessment
  • Small development projects
  • Rental and hospitality set-up

The journey

From first conversation to the keys.

A clear, unhurried process — so that you always know where your project stands, wherever you are in the world.

  1. 01

    Conversation

We begin by listening: how you want to live, your timeline and your budget.

  2. 02

    Brief & region

We turn that into a clear brief and show you the areas that fit it.

  3. 03

    Search & due diligence

We find and assess land and property, and visit with you — or on your behalf.

  4. 04

    Acquisition

We coordinate the purchase with independent lawyers and notaries, through to the signing of the deed.

  5. 05

    Build, restore, settle

We manage the work and the practicalities, and keep you informed at every stage.

  6. 06

    Ongoing care

If you wish, we look after the property while you are away.

Central Portugal

The quieter heart of Portugal.

Between Leiria and Coimbra, the country changes pace. Wooded hills and limestone ridges, valleys of olive groves, stone villages and long views — less than an hour from the Atlantic, yet within easy reach of everything that matters.

Here you can still find space, privacy and places with real character, at a value that has become rare on the coast. It is a region for people who want to live in Portugal, not simply visit it.

Lomba da Rosa

Moçifas de Santo Amaro · Soure · Central Portugal

Our first project, and the place where Massif Living began: a stone house on the land — and the old path — that give it its name, in the hills between Coimbra and Leiria.

Once complete, Lomba da Rosa will welcome guests, among them clients who come to explore the region with us.

Further projects will follow: client homes, restorations and small developments across the region.
